The District of Sooke Needs Your Opinion On Secondary Suites

Suites are a necessary housing option

As part of their review of the issue of secondary suites in single-family homes (also known as basement suites, in-law suites, rental suites, etc.), The District of Sooke is forming a Secondary Suites Advisory Committee and needs volunteers from various neighbourhoods in Sooke to come forward to share their views and make recommendations to town council to help them craft any future legislation regarding suites.

Secondary suites are a necessary housing option, especially in a town like Sooke where there are very few purpose built apartments. They also make the dream of home ownership more attainable for the average family. However, regulations need to be in place for health and safety, nuisance, and taxation purposes.

Council is seeking to form a “community-based committee to evaluate and make recommendations to Council by November 30th, 2010 on the issue of secondary and small suites, including the legalization of illegal suites.”

If you’re interested, you’ll need to volunteer by Friday to be a part of the committee. Representatives from all areas of Sooke are needed, so go ahead and have your voice heard! Click here to visit the relevant page on the Council website.

Mariner’s Village In Sooke To Include New Medical Centre

Filed under: Community,Condo Projects,Developments,Sooke,sooke real estate — TimAyres @ 9:28 am

Mariner's Village, Sooke, Master Concept

Sooke is quickly becoming one of the province’s fastest growing communities. New neighbourhoods are under construction, new parks and trails being established, and new commercial developments are being undertaken. Perhaps the most exciting of these developments is the Mariner’s Village project. Mariner’s Village is a mixed-use, multi-phase waterfront development which will include condominiums and townhouses, a new marina, restaurants, shops, offices and more.

Much more than just a subdivision, Mariner’s Village is the first step in the re-imagining of downtown Sooke. The town’s official community plan calls for enhanced development south of Sooke Road (Hwy 14) to improve public access and sight lines of our spectacular waterfront of the Sooke Harbour and Basin.

For a few years, there has been talk about a new medical centre being built in Sooke – more comprehensive and modern than the town’s existing small clinics, scattered about the community. In the plan for Mariner’s Village is the “Sooke Professional Wellnes Centre,” a large (perhaps up to 10,000 sqft) facility complete with doctors’ offices, Vancouver Island Health Authority (VIHA) space, lab space, x-ray clinic, and other medical and wellness facilities.

A more comprehensive medical facility is essential for our town’s growth, especially considering that the nearest hospital is 25-35 minutes’ drive away in View Royal. And for the communities further west of Sooke like Shirley, Port Renfrew and Jordan River, it will be even more critical.

The project is just getting started, with its sales office for the first residential phase having just opened a couple of weeks ago. While it will take some time for this facility to be built, it will be worth the wait. If you want more information about Mariner’s Village or any other developments or neighbourhoods in Sooke, please call me at 250-885-0512, email Tim@TimAyres.ca or fill in my contact form.

Victoria’s Largest Garage Sale: Royal LePage Garage Sale For Shelter [Video]

On May 15, 2010, in support of the Royal LePage Shelter Foundation, Royal LePage REALTORS® across Canada will be holding massive garage sales in their communities. Building on the success of last year’s event, Royal LePage Coast Capital Realty will be holding what we believe is the largest garage sale in Victoria history!

With the generous support of our clients, friends, and AMJ Campbell Van Lines, we’ve been able to amass more than 8 storage containers of household items, furniture, knick-knacks and more garage sale treasures. The response from the community has been overwhelming and you’re definitely not going to want to miss this sale. There will be deals galore, and all for a great cause.

The Royal LePage Shelter Foundation is our national charity, which supports local women’s and children’s shelters and national violence prevention programs. The best thing about the Shelter Foundation is that because its administration costs are covered by Royal Lepage, 100% of every dollar donated goes towards women and children in need.

The sale will run from 9:00 to 3:00 and is being held at AMJ Campbell’s warehouse in Langford at the corner of Jacklin and West Shore Parkway [map]. Enter off West Shore Parkway and look for our REALTOR® volunteers and signs.

Check out this short video (click through if you can’t see it on your email or feed reader) showing the sheer volume of stuff we have to sell. Last year, lots of great stuff went for a quarter, so you’re sure to get some great deals!

Sociable! Book Launch in Victoria, BC

This Thursday, April 29th, 2010, Vancouver-based entrepreneur Stephen Jagger and professional sales trainer Shane Gibson will be at the Downtown Victoria Chapters store to launch their new book, Sociable! How Social Media is Turning Sales and Marketing Upside-Down.

The event starts at 5:30 with a networking opportunity for social-media-curious businesspeople, and then a presentation from Steve and Shane about social media and the unique way they wrote the book. Q&A will follow, and Shane and Stephen will sign your copy of the book.

If you’re interested in learning how social media can help your business, I’d highly recommend you attend this event and pick up a copy of the book. Many of the ideas and methods they teach I have used to build my business, and in today’s business world, it’s not acceptable to answer “What’s your social media strategy?” with a blank stare.

The event is free, and you can confirm your attendance here. Invite your friends and business associates – after all, social media is all about “the more, the merrier!”

What is a Strata Duplex – And Why Are They So Great?

I’ve always been a fan of strata duplexes – and I’ve never understood why some people shy away from them. Often, I find the same people who would not buy a duplex would quite readily buy a townhouse, which seems counter-intuitive to me.

A strata duplex is a duplex which is registered under the Strata Property Act. The purpose of such registration is to allow each side to have a separate title, and therefore, enable each side to belong to different owners. You could think of a strata duplex as a 2-unit condo or townhouse complex. Each side is a separate strata lot (like each unit in a condo building), and the common property is the exterior of the building including the roof, and sometimes, a common driveway. Usually the yard area is designated as limited common property: common property designated for the exclusive use of a certain strata lot.

The difference between a strata duplex and a condo or townhouse lies in the way the Strata Property Act affects the owners. Typically, strata duplexes are much less formal than condos or townhouses. Technically, they are subject to the same rules and regulations as any other strata – they must have a council, records, bylaws, collect strata fees, and contribute to a contingency fund. However, in practice, most strata duplexes do none of this. Beyond splitting the cost for insurance (a fire/earthquake policy covering the exterior of the building and common property liability) and common property maintenance and repairs (cleaning gutters, roof maintenance, etc), there is very little strata-like business that goes on in a strata duplex.

Strata duplexes are great because they are often larger and cheaper than a comparable townhouse, and don’t have some of the potential headaches that come with strata property ownership. Instead of 50 other owners to deal with and make happy, there are two. Good neighbour policy will prevail in most cases and the owners will come to an agreement about repairs and maintenance. In addition, you will often find that strata duplexes have much larger lots than the tiny postage-stamp that you’d have in a townhouse.

Sometimes, you can find a half duplex with a rental suite in it, making it ever-more-affordable and potentially attractive from an investor’s standpoint. It’s important to note, however, that most suites in duplexes are unauthorized.

If you’re considering buying a townhome or condo, you should look into a half duplex – you might be surprised to find a great alternative. If you decide to buy a half duplex, it would be wise to inquire with the owner of the other half about maintenance responsibilities. Obviously, it’s no good to replace just your half of the roof if the whole thing is getting to the point of replacement and the other owner refuses or doesn’t have the money. You’ll want to ensure the other owner is on the same page as you about replacing it.

If you’ve got a strata duplex to sell, and want an agent who understands this market segment, I’d love an interview. For more information about strata duplexes, including current listings, contact me.

Sooke Potholes Camping To Resume Spring 2010

Image Credit - The Land Conservancy of BC

Since the Capital Regional District and The Land Conservancy bought up some formerly private land around the Sooke Potholes a few years back (they recently bought some more), lots has been done up there. Expanded parking, trail work, Galloping Goose Trail upgrades, and the Sooke Potholes Campsite.

Unfortunately, due to CRD water main construction, the campsite was closed for the entire 2009 season. I’m pleased to report that the campsite will be open from May 21 to September 6, 2010. The Sooke Potholes Campsite, operated by The Land Conservancy of BC, features 65 campsites (55 tenting sites and 10 RV/trailer sites), including 5 that are along the Galloping Goose Trail and are designated as bike-in only. Reservations are taken for most of the sites, but some are held for first-come, first-served park visitors.

Activities at Sooke Potholes Park include hiking, cycling, mountain biking, fishing, and of course, swimming in the crystal-clear waters of the Sooke River, in the naturally-formed “potholes” that give the area its name. You can even hike or bike up to Leechtown, a real-life ghost town and relic of a short-lived gold rush on the Leech River in 1864.

Camping is just $21 per night, plus a $7 reservation fee. Firewood is available for purchase (as long as no fire bans are in place – typically in the hottest summer months) for $6.

Find out more information on the Sooke Potholes Campground website, including frequently asked questions and fact sheet. Online reservations for camping at Sooke Potholes will be available mid-April, 2010.

I also noticed that they are hiring support staff for the campground.

What’s your favourite campsite in the south-Island region? Why?

How Will The BC HST Affect Your Home Purchase In Sooke or Victoria?

The Tax Burden on New Housing

As of July 1st, 2010, the 5% GST and 7% BC PST will be replaced by a 12% Harmonized Sales Tax. How does this affect buyers of housing in British Columbia?

HST will only apply on new housing. Just like today with the GST, HST will not be applicable on previously-occupied, resale houses. I get this question all the time. Unless you’re buying a new home, or one that has been substantially renovated such that it is as-new, you will not pay HST on the sale.

Below is a table which outlines the current GST burden on new housing and the proposed HST burden on new housing after July 1, 2010. Keep in mind that often for properties priced under $450,000-$500,000 the builder includes the GST in the purchase price, and the new housing rebate is assigned to the builder. For example, it would be rare to purchase a $275,000 condo and pay GST on top, but it would not be uncommon to buy a $600,000 home and then have to pay the GST in addition to the purchase price.

Sooke BC at the 2010 Olympics [Video]

Sooke 2010 Booth Under Construction

Sooke 2010 Booth Under Construction

With just 10 days to go until the 2010 Olympic Winter Games open in Vancouver, the excitement is growing and reports from Vancouver indicate the atmosphere on the streets is electric as athletes, supporters, and visitors are already arriving in town.

Sooke is one of several British Columbia communities taking part in the B.C. Street exhibition, which is taking place throughout the Games at the Richmond O-Zone, just minutes away from the speed skating oval and a short ride from the airport or downtown on the Canada Line.

A team of artists, designers, visionaries and builders have been hard at work in the Sooke Fire Hall building what is sure to be an amazing display of the Sooke to Port Renfrew region.  The display is about 40 feet long and is designed around the theme “Wild by Nature.” It will feature an “ocean” and “beach”, trees, and boardwalk, overlooking a 40×8 foot panoramic photo of Sooke Harbour. A killer whale is captured in sculpture, breaching the water, and the familiar site of Sheringham Point Lighthouse is also present.

Local graphic designer, photographer and videographer Jason van der Valk of Inktvis Creative shot the panoramic photo and produced the Sooke 2010 website and video, shown below. The work he put in was extensive and the results definitely show. If you’re looking for somebody with creative vision and skill for your next project, Jason is your man!

For those of us that live here, the video reconfirms that we live in an amazing place – perhaps Vancouver Island’s best-kept secret. For everyone else, perhaps it’s time to have a look at the video, and find out what you’ve been missing.

What’s Building In Sooke? Projects Update [Photos]

A while back, I wrote about the BC Spirit Square that was announced for Ed Macgregor Park in Sooke. The oft-vandalized BC Government sign visible from the roadway had been sitting there for months with not a lot of action behind it in the park. Well, as I was passing by the other day I got a glimpse of the outdoor performance space that was promised as part of the Spirit Square:

The outdoor stage in the new Spirit Square

In addition to the stage, washrooms, lighting and drainage/erosion control are being installed. Ed Macgregor park is getting better and better – imagine the Sooke Philharmonic Fling concert being played on a nice new stage, and being able to walk from downtown along the waterfront boardwalk to enjoy it!

*             *             *

Every day I drive past the site of the new Prestige Hotel being built along the waterfront in Sooke. As I’ve written before, this is an amazing development and will be a welcome asset to our town, for visitors and locals alike. Work has been progressing steadily since October on the project and it appears that the foundation is nearing completion:

The Foundation of the Prestige Hotel in Sooke near completion

I hope to take some more photos as construction on this project continues.

Sooke is definitely moving up in the world – with its stunning natural beauty, relatively affordable housing, and small-town charm, it’s no surprise.
