This place will FLOOR you.”

No, no, no! How is this useful to a buyer? Don’t waste your valuable photo spaces on pictures like this. Beyond being poorly composed, the white balance is clearly off, as this looks like it was shot on Mars.

Victoria BC Ranked Second-Best Place To Live In Canada

Filed under: News, Statistics — TimAyres @ 8:11 am

While it’s no secret to those that live here, report contains some surprising data.

Victoria, BC

There was a story in the Times Colonist this morning about a recent survey in MoneySense magazine in which Victoria came in ranked #2, behind Ottawa, for the best place to live in Canada.

But what surprised me most about this survey is that it still took housing costs into account. It would seem that if you left out housing costs, Victoria would be a clear leader, if not a winner. From this survey, however, it seems that high housing prices are offset by all the good things that the region offers.

Examined in the survey were water and air quality, housing, household income, discretionary income, new cars, unemployment, the percentage of people who walk or bicycle to work, population growth and crime.

Based on what’s been going on in the local community in the past few years, we can immediately see where Victoria would have high marks: the population has been exploding in recent years, we have record-low unemployment, and we’re one of the most bike-to-work-friendly regions in Canada. Our supply of water is clean and plentiful, and the constant sea-breezes keep the air quality pristine. Victoria also scored high for number of doctors.

The report examined housing, and stated the average price for Victoria as $465,000 – it must have included condos. Despite the average wage-earner requiring 6.64 times their annual income to purchase a home here, it seems that we’re still a very desirable place to live.

I wonder if Sooke real estate was used in the calculation of the averages? We have many affordable options in this town for working families to get into the market. $300,000 can buy you a decent home here.

Look Out Beloooooooow!”

OK, maybe not a horrible picture, but it just struck me as funny. Seems to me the next photo in the series could be a chalk outline after the REALTOR® fell to an untimely end after leaning over the bannister.

???!!!”

This photo comes courtesy of one of my readers in Vancouver. Not only is this a dark, poorly composed shot of the kitchen appliances, but for some reason the stove is covered in aluminum foil. I hear that stainless appliances are hard to clean, but seriously – couldn’t you take off the foil before shooting this photo?

New Feature: Sooke New Listings MLS Tour Summary #1

Filed under: Weekly MLS Tour Summary — TimAyres @ 8:59 am

One of the advantages of using your local Sooke REALTOR® when it comes time to sell your home is the tight-knit sense of community among local real estate professionals. Every Thursday, the three main real estate offices in Sooke hold our weekly MLS Tour, where each REALTOR® in town tours through all the new MLS listings in a two-hour caravan-style tour.

In many other communities in Victoria, tours are poorly attended and disorganized. The tour in Sooke is very well attended (I’d say 85% of the REALTORS® here attend), and is the highlight of the week for many agents, myself included. Besides socializing with my peers, I get an opportunity to view most of the houses for sale. It helps me price my listings, and also is a great tool for pre-viewing new listings for my out-of-town clients, or for buyers that are looking for something very specific. If I see it, I can let them know. I learn more about the market in two hours on MLS tour than I could in a whole day of research on the MLS.

In this weekly (assuming I can attend tour) feature, I’m going to comment on the listings on tour. Which are hot buys, what’s unique about each one. For further information about any of the listings here, contact me.

[Update May 2nd 2008] Due to MLS® advertising rules I’ve decided that I can’t offer the tour summary any longer. I thought about this all week, and came to the conclusion it could come across as advertising other agents’ listings, which is not allowed under our Rules of Co-operation. I’d rather stop doing it voluntarily than be told I’m in violation. Rest assured, if you have any questions about any new listings in Sooke, you can give me a call at 885-0512 and I’ll probably have already been through on our weekly tour. If you’re in Sooke and want your house included on the tour, let me know!

Sooke RCMP Warn about Stolen Locksmithing Equipment

Filed under: Community, News — TimAyres @ 7:48 pm

This is a little alarming! Apparently, a Price’s Alarm Service van was stolen in Victoria over the weekend of April 19th. The van was recovered in Metchosin today, but ALL THE SECURITY AND LOCKSMITHING EQUIPMENT WAS GONE.

So, some crook or group of crooks is now in possession of a key-cutting machine, lock pin sets and other locksmithing gear. The RCMP has asked anyone with more information to contact them, and to be extra careful with security until the equipment is discovered.
